The Wilmore is a mixed use project in the heart of SE Portland. They are seeing an increase in quality high density family housing. Designed with 75 units over a retail component, The Wilmore is seeking LEED Silver. The exterior building features masonry and fiber cement panels. The project broke ground in November 2013.

The Claxter Apartments consist of 24 multi-family rental units in northern Salem, Oregon. The challenges posed by this particularly long and narrow site were overcome to provide an appropriate level of density to meet the needs of the city and the client. The resulting project creates a safe and comfortable community that stresses open space and landscaping. The buildings are simple enough to meet the relatively tight budget constraints while offering a number of unique design elements that will give its occupants a sense of pride and excitement in their home.
Glendoveer Woods Apartments
Designed with 112 apartment units, Glendoveer Woods Apartments is a single apartment building. A mix of studios, one and two bedroom market rate apartments will be provided. With a tax abatement, the project became financially feasible for the developer. The design and configuration responds to the City planning requirements and neighborhood characteristics.
The building is constructed of wood, masonry accents are provided at the exterior to compliment the fiber cement lap siding.

Bridgeton was a development that stalled during the recession, a new developer kick started the project with some major changes in design and function. Bridgeton maximizes the number of build-able units on the site. The building features 3 stories with a mix of studios, one bedroom and two bedroom units.

Mississippi is a mixed use project located on NE Portland’s busiest rental market. Comprised of 45 units that provide a mix of studios one and two bedroom units. The building will be located as a focal point to the Boise Neighborhood and command views of downtown Portland and west hills. The building economizes the site and provides the maximum available use and area allowed under zoning codes. Meeting the City’s Community Design Standards the permitting process was quick and efficient allowing construction to begin sooner. The building includes 31,887 square feet of living area and 4,300 square feet of commercial uses. A subterranean level provides secure parking, an exterior patio at the ground floor along with a roof top garden provides amenities for the residents.
The building utilizes post tension concrete for the first level and underground parking, wood framed construction occurs above. The finishes include brick and metal panels. Steel reinforced vinyl windows provide larger openings into the units. Granite counter are some of the quality finishes for the units.
The projects expected completion date is September 2018.

Mill Race Station
Mill Race Station is the multifamily component of a mixed-use development in Lebanon, OR. The 144-unit complex consists of eight 18-unit buildings totaling 17,910 SF each. Each building utilizes spacious one and two-bedroom units to provide premium apartment living to its residents.
Cook Apartments is a mixed-use project that straddles Borthwick Avenue and Albina Avenue along Cook Street in Portland’s vibrant and flourishing Boise Neighborhood. This project offers 107 studio, one-bedroom and two-bedroom apartment units along with 3,000 square feet of retail space. Each unit has its own private balcony and large windows to connect occupants to the outdoors. Amenities provided for the residential tenants include a well-equipped bike room, fitness center and a generously sized lobby. The top floor hosts a community room and rooftop terrace that boasts views of the city and the iconic Fremont Bridge.

Vancouver Ave Apartments
Vancouver Avenue Apartments is a mixed use project consisting of two buildings in Portland’s Boise Neighborhood. The two buildings combined consist of 136 apartments in a mix of studios, one bedroom, and two bedrooms units. There is also a total of 7,948 square feet of commercial space. Covered parking is provided in the rear of each building. The development features a sizeable fitness center, indoor bicycle storage and repair facilities, and a rooftop terrace for the residents at each building. Additionally, an outdoor terrace area is provided at the second level over the primary commercial tenant space for use as an outdoor dining area for a future restaurant tenant.
Plaza Bend Condos
On a slight bluff overlooking the main retail shopping area in Bend’s Old Mill District, this four story luxury condominium apartment building was constructed in 2006-2007. All 42 units were designed by the original architect as suits with 2 master bedroom suits. Studio 3 Architecture was brought in after the start of construction to oversee constructability concerns and refine the design of the building envelope.
The units facing generally west overlook a terrace built over the secure parking garage. This outdoor space is also accented with a large main floor community room. The sight and sounds of the Old Mill District include views of the Deschutes River and an outdoor concert venue that enhance the amenities of Plaza Condos.

McKinney Lane Apartments
These garden style units feature studio, one and two bedroom units comprised in 5 buildings. Enclosed garages, carports and outdoor recreational space is also included.

This apartment building has 52 unit, consisting of 66,000sf multi-unit building with parking garage & commercial spaces. The unit mix includes studio, one bedroom-one bath units and two bedroom one bath units. The mixed use development includes five retail commercial spaces at approximately 5,000 s.f. total.

Dallas Apartments helped fill a need for additional units, maximizing the unit density, three story building were designed with two and three bedroom units. Outdoor play area and recreational area are included in this 64 unit development.
Willamette Estates Phase II consists of 180 luxury style apartments in Salem. Phase I was completed 6 years ago and contains 178 units, club house, pool and common area. Phase II is a mix of one, two and three bedroom units in 15 buildings, ranging from two to three stories. Willamette Estates was a HUD guaranteed project.
